What is a "maintenance fee" in Bulgaria?
This is a mandatory payment that homeowners pay for the maintenance of the common parts of the complex or the apartment building on the basis of a contract with the management company. The payment can range from 50 to 1000 euros per year.
Support fees are paid to the management company based on the contract you sign after moving into your new home.
The contract between you and the management company will describe all support activities, as well as the rights and obligations of the parties.
Usually, the support fees are paid at once for the whole year or twice a year, in cash or by bank transfer. The management company issues an invoice and supporting documents after making the payment. Keep the contract and records of all payments for as long as you own the property.
How is the maintenance fee calculated:
● Fixed maintenance fee. The payment does not depend on the floor area or the type of property. The amount will be the same for the owner of the studio and the owner of a three-room apartment. Useful for owners of large apartments.
● by type of housing. A fairer way to calculate, since here the number of rooms is taken into account. For example, the owner of the studio will pay 300 euros per year, for 2-room apartments 450 euros per year, and the owner of a 3-bedroom apartment will pay 700 euros per year.
● by square meters. This is the most popular method, used by most properties. In most of the properties on our website you can find the maintenance fees to be paid - for example maintenance fees every year €8 per square meter. That means if the total area is 45 square meters, then you will pay €360 per year. The market average is between €6 and €15 per square meter.
● according to the number of inhabitants. This method is used in urban apartments. If there is a family of 4 and the payment for one person is defined as €2 per month, the annual maintenance amount is €96.
For urban residential properties, maintenance fee services include:
● Repairs and maintenance of elevators.
● Lighting of common parts (stairs, territory).
● Maintenance and repair of common areas - balconies, roofs, and yards.
For apartment owners in complexes with their own infrastructure, the maintenance of the following facilities may be part of the payment:
● A swimming pool.
● Children's and sports fields.
● Garden and park areas (gardening services).
● SPA-center (cleaning and repair), gyms, sauna and other leisure areas.
